Town Meeting on BHCC Lawsuit Settlement

All Boston Heights residents are invited to attend a Village meeting scheduled for 7 pm this Friday 4/18 at the Fire Station. The agreement
ending the lawsuit over the former golf course will be explained, questions answered, and a discussion started on how the Village wishes to
manage the 60 acre green space buffer that will come to it, if it wants, as part of the agreement.
Very briefly, the agreement does the following:
For the Village:
- ends the lawsuit and any possibility of damages being paid to the developer
- provides for a buffer of 60 acres of permanently undeveloped land along the north and west (Olde 8 Road) sides of the property; the Village may take title to this land if it wants once development begins
- restricts retail development to the part of the property that is at least 400 feet from the buffer along Olde 8 Road (this will be a minimum distance of 1000+ feet along most of its length)
For the developer:
- provides for up to 65 acres of retail on the remaining 100 acres which are in the portion of the property nearest the corner of Route 8 and Hines Hill Road
- provides for office professional use anywhere in the 100 acres
- provides for a hospital/medical office complex of up to 450,000 sq feet with some location restrictions depending on height
- provides for one "bigger box" type retail use of up to 125,000 sq feet on one floor or 215,000 sq feet on two floors
- provides for a second "bigger box" type retail use of up to 125,000 sq feet unless a hospital/medical office complex is built
